The Core Structural Difference

With rooftop solar you buy an asset. You pay a large sum once, and after the payback period the electricity it produces is effectively free for the remaining life of the system. Your savings grow as utility rates rise, because you're avoiding an increasingly expensive purchase.

With community solar you buy a discount. You pay nothing upfront and save a fixed percentage on the credits you subscribe to — but you save that same percentage in year 25 as in year 1. You never stop paying, and you never own anything.

Over a long horizon this difference compounds heavily in rooftop's favor. Over a short horizon, or if you can't install panels at all, it's irrelevant.

Why Community Solar Savings Are Smaller Than Advertised

Two dilutions apply to every community solar discount, and both are easy to miss:

Coverage. Subscriptions typically cover 50–100% of your usage, often deliberately under 100% so you don't bank credits you can't use. A 10% discount on 80% of usage is not a 10% discount on your bill.

Fixed charges. Connection fees, meter charges, and certain taxes are never offset by solar credits, community or rooftop. On a $150 bill with $15 fixed, only $135 is exposed to any discount.

Run those together and a "10% discount" becomes roughly 7% off your actual bill. That's still real money — about $130 a year on a $150 bill — but it's not what the marketing implies. Our community solar calculator breaks out both bills line by line.

What Changed for Rooftop in 2026

The 30% federal residential clean energy credit expired for systems placed in service after December 31, 2025. That single change added roughly $6,000 to the effective cost of a typical $20,000 system and pushed common payback periods from around 9 years to closer to 12–13.

This narrowed rooftop's advantage meaningfully. It did not eliminate it — a system still produces free power for 12+ years after payback — but it made the upfront hurdle harder to clear, particularly for people who aren't certain they'll stay in the house long enough. Who Should Choose Community Solar

  • Renters and apartment residents. You can't install on a roof you don't own. This is the single largest use case, and it's a group the rooftop industry simply cannot serve.
  • Unsuitable roofs. Heavy shade, north-facing orientation, small usable area, or a roof needing replacement first — which adds a five-figure prerequisite to the project.
  • Anyone likely to move within ~10 years. Rooftop payback now commonly runs past a decade. Selling before break-even means relying on resale value to recover the investment, which is uncertain.
  • Households that can't or won't finance $15,000–25,000. Community solar typically requires no credit check, no lien, and no upfront payment.

Who Should Choose Rooftop

  • Homeowners with a decent roof planning to stay. The 25-year math is not close if you clear the payback period.
  • High electricity rates. Solar is worth exactly what the power it displaces costs. At 30¢+/kWh the payback shortens substantially.
  • High daytime usage. Under modern net billing rules, power you consume as you generate it is worth far more than exported surplus — see our net metering vs net billing guide.
  • Anyone who values ownership and property value. Owned systems generally add resale value; a subscription does not.

What the Calculator Doesn't Include

Rooftop figures here exclude maintenance and a likely mid-life inverter replacement (commonly $1,500–3,000 around year 12–15), panel degradation of roughly 0.5% per year, and any resale value benefit. Community solar figures exclude sign-up bonuses some providers offer and assume your subscription escalator matches the discount holding steady. Both sides are simplified deliberately so the structural comparison stays visible — treat the output as a directional guide, not a quote.

One more consideration that no calculator captures: community solar is available in roughly two dozen states plus DC, since it requires enabling state legislation. Rooftop solar is available everywhere. Check availability before planning around either.
